Downtown Knoxville’s Newest Landmark

Marble Alley LoftsScheduled for completion this fall, Marble Alley Lofts is a new, exciting, and upscale mid-rise apartment community coming to life in the very heart of historic downtown Knoxville at 300 State Street. This new venture is the creation of developer, Buzz Goss, and TDK Construction. This new venture can best be described as a “transformative piece” in Knoxville’s evolving downtown landscape. With several developmental phases planned, Marble Alley Lofts will include residential apartments and retail and commercial spaces. Constructed by TDK Construction, Marble Alley Lofts has selected RAM Partners, LLC as its property management agency, which is directed by Ram Partners, LLC Area Vice President Gabriele Preston.

EK: Since we introduced Marble Alley Lofts in our October issue of Everything Knoxville, how has the building progressed?

Gabriele: The project has progressed very well. Like most large construction projects, there have been some weather related delays, but the parking garage is complete, and Sections 1 and 2 of the building are in various framing and rough-in stages. Our Project Manager indicated that if all continues to go well, Section 1 with the first 112 one- and two-bedroom apartment homes will be ready for occupancy on or about October 15th, and in Section 2, another 80 homes will be ready for occupancy mid-November. Section 2 will provide some of efficiency or studio apartment homes as well. The last Section, 3, is scheduled to be ready sometime at the end of February.

EK: Describe the response you’ve received so far.

Gabriele: We’re excited to say that we have experienced quite a bit of early interest. Most people who need or want a change in their housing situation generally don’t start their search until about 60 to 90 days out. Marble Alley Lofts is still 120 days out, but we’ve already leased several apartment homes. At this time, we do not have any more large, A4 style, one-bedroom apartment homes available, and there are only a few B3 style, two-bedroom apartment homes left. We are encouraging those that are interested in Marble Alley Lofts to reserve an apartment home as soon as they’ve made their decision to live at Marble Alley Lofts.

EK: Can interested individuals or families see or tour Marble Alley Lofts yet?

Gabriele: One can observe the construction process standing or walking along the perimeter of the property. We hope to start “hard hat” tours sometime in August. We now have a mobile leasing office on-site. Interested individuals or families can visit Monday through Friday between 10 am and 6 pm or on Saturday between 10 am and 4 pm. We have pictures and samples of what the interior finishes will look like and can offer visitors a good feel for what the community will be like.

EK: Who from RAM Partners will oversee the management of Marble Alley Lofts?

Gabriele: We just transferred our Property Manager, Melissa Bennett, to Marble Alley Lofts. Melissa had been overseeing another brand new apartment community that TDK developed and constructed in Johnson City named the Reserve. TDK Construction is also building Marble Alley Lofts. Melissa’s husband was recently transferred back to Knoxville. The timing was perfect with our need to fill this position at Marble Alley Lofts. Melissa has been employed with RAM Partners since January 2014. She came to us with seven years of multifamily management experience. Melissa is a graduate of Kansas State University and holds a Bachelor of Science Degree in Business Administration. We are glad to have her back in the Knoxville market.

EK: Has there been any changes with the features and amenities since October?

Gabriele: Yes. In fact, one of our early tenants who leased an apartment home asked for a walk-in shower. With that request, TDK Construction felt it was a good feature that many other people would like as well, so a large number of apartment homes were changed from a tub/shower combination to a walk-in shower with a frosted glass door. Bathtubs are still available in certain style homes and in much of Section 2, as the change was made after most of the framing was completed on Section 2. Also, during one of the inspections, TDK’s Director of Development changed some of the electrical outlet features to include USB ports in the bedrooms and in the kitchen. It has been our experience with TDK that they are very flexible, and when they see an opportunity to improve their product, they easily make those changes right there on the job site.

Other interior apartment features include granite kitchen and bath countertops, stainless steel kitchen appliances, including side-by-side refrigerator with built-in ice maker, dishwasher, self-cleaning range, and over the range microwave oven, stackable washer and dryer, 42” hardwood shaker style cabinetry, hardwood-inspired plank flooring throughout kitchen, living, and dining areas, and ceramic tile flooring in the bathrooms. Another very cool feature is the windows/doors on the ground floor apartments along the perimeter of the building. These will be storefront type, floor-to-ceiling height. Patios and balconies are apartment specific.

The building amenities include a state-of-the-art fitness center, courtyard with reflective fountain and seating, saltwater swimming pool, sundeck, seating and grilling station, game room with complimentary beverage station, lounge, flat screen televisions, billiard and card tables, and a clubroom and lounge areas integrated with flat screen televisions, computers, and a printer.

EK: The location of Marble Alley Lofts is so desirable. Is that attracting most of your prospective apartment home tenants?

Gabriele: The location is not only desirable, but it is truly the driving force behind Marble Alley Lofts’ early success. The community is in walking distance from everything great about downtown Knoxville. One couldn’t have a better address than 300 State Street. The building sits between State Street and South Central Street and is bounded by Union and Commerce Avenue. It’s also perfect for pet owners. A PetSafe Downtown Dog Park is located next to the new Marble Alley Lofts at the intersection of Summit Hill Drive and Central Avenue. Marble Alley Lofts also will provide a pet washing station as an amenity for our pet owners.

In addition, there are a variety of area parks to enjoy as well, such as Krutch Park just a few minutes away. World’s Fair Park is a 15 minute walk from Marble Alley Lofts. Volunteer Landing, a beautiful riverfront park that runs parallel with the Tennessee River, is also less than a mile away and just a 20 minute walk from the property. There is just so much to do downtown, especially outdoors. Residents will be able to easily hop onto a downtown greenway, including Second Creek, Neyland, and James White Greenways – all part of a connected 18.1 mile greenway system.

EK: What about parking? That can be frustrating, especially in the fall when UT attracts so many visitors on game days.

Gabriele: Every apartment home includes a private parking spot inside Marble Alley Lofts’ exclusive parking garage. There are 368 spaces available inside the parking garage and 27 surface spaces. Residents can rent extra parking spaces on a first come, first serve basis. Guest parking spaces are also available. With most conveniences in walking distance from the property, including an Enterprise rental car office, I wouldn’t be surprised to soon meet residents who don’t own a car. It’s just not necessary.
